Estate Planners and Lawyers often call upon Marie LeBlanc and Transitions Liquidation Services to help their clients with the myriad of details that go along with a need to sell a home to move to assisted living or to dispose of an estate after a client or a client’s loved one dies. All services are offered on an a la carte basis.
The services rendered can include all or some of the things that need to be done that a family member, personal representative, estate planner or lawyer may determine needs a more cost-effective solution, given the time necessary and the special skills required for such responsibilities.
Transitions Liquidation, since 2002, has been assisting realtors, estate planners, elder law attorneys, and families deal with the following tasks in order to complete a successful sale and transition.
There are decisions that have to be made about household furnishings, décor, artwork, and family heirlooms.
Transitions Liquidation Services coordinates with family members to help determine disposition:
- Who wants what
- Who gets what
- Resolving conflicts
- Equitable distribution of items not stipulated in the will
- Maintain assignment lists by recipient, divided into immediate distributions and post-home sale distribution, based on the staging of items to sell the home
- Distribute Lists to each recipient for sign-off when items are removed
TLS implements plan for Non-Assigned Items:
- Unclaimed items to be made available to family on first-come, first-served basis and will be noted on Assignment Lists
- Handle items taken for consignment sale, privately sold, or donated with documentation
- Dispose of unclaimed items, including hazardous materials
If a home is to be sold, TLS coordinates with the realtor to:
- Mark items to be retained for staging purposes in real estate sale, including furniture, rugs, decorative items, artwork
- Oversee removal of property not used for staging
- Ship/deliver specific items to assigned recipients after sale of home
- Contract with a house cleaner and/or leave home in “broom swept condition”
If a Move to a new home or assisted living is involved:
TLS contracts with the moving company and oversees the packing, moving, and unpacking of all furnishings and household items so that the new home is turn-key ready with everything unpacked, put away and décor placed properly in familiar positions.
With experienced gained during over 1500 moves, Marie has learned how to deal with people during difficult and challenging times. There are often conflicts among family members and her approach is one that combines structure with compassion to help in creating equitable solutions.
“I know how to be the ‘bad guy’ in a difficult situation,” Marie says. “I tell the estate planners and lawyers I deal with that if they want, I’ll make certain decisions to unstick a sticky situation and let them know. Ultimately, the decision is theirs, but they don’t have to deal with it. They like it when they don’t have to get into the weeds.”
